Rose Villa: Where Health Care Meets Hospitality

The story of the Rose Villa Senior Living Community has been one of expansion ever since the first residents called it home over 60 years ago. Tucked within a historic Milwaukie neighborhood, today the beautiful 22-acre community boasts 218 independent living homes, as well as home care and supportive living options.

In 2019, Klosh Group was brought onto the development team to manage a new project adding two new buildings to the community: Madrona Grove, a state-of-the-art skilled nursing facility, and Schroeder Lofts featuring 35 residential lofts with below-grade parking and a childcare facility.  The vision was to create warm, inviting spaces that blended the feel of upscale hospitality with the function of specialized care.

The two new buildings were designed and constructed as one, allowing independent living residents to conveniently access 24-hour care for short-term stays and easily transition to a long-term residential basis as their care needs increase.  Drawing from our deep healthcare experience, we worked closely with the client and project team to implement their vision.

Navigating the Challenges

Working in the middle of a suburban neighborhood with narrow streets presented some significant logistical challenges. To minimize disruption to residents and the adjacent neighbors, our team carefully planned and coordinated the transitions work, traffic, and deliveries throughout construction. 

Of course, no one foresaw breaking ground in the middle of a global pandemic. Considering the highly sensitive population we were working with, we immediately worked with the project team to implement strictest protocols to protect the health of Rose Villa residents and limit possible exposure.

Building Engagement, One Cup of Coffee at a Time

Rose Villa residents had an important voice in the process as well. Our team led informal weekly “Coffee Talk” sessions with residents to answer questions, field suggestions, and provide progress reports. These were followed by weekly emails to keep residents in the abreast of project changes, potential impacts and upcoming plans.

By keeping the lines of communication open, we received high levels of support and engagement among the Rose Villa community. In return, they provided us with valuable feedback that ultimately contributed to the project’s success.

Senior Living Reimagined

The Rose Villa project allowed us to combine our extensive healthcare and multifamily housing expertise in a way that helps seniors live a life of their own choosing.  It also enabled our client to offer an exceptional continuum of care to their current and future residents. We’re proud of the work we did to enhance the experience for Rose Villa residents—and honored to serve this vibrant community.
