An Office Building Reimagined: Tanasbourne Medical and Dental Office Building

 To accommodate the growing demand for specialized healthcare services like dermatology, physical therapy, and dental care, our major healthcare client was seeking to expand their medical facilities in Hillsboro’s Tanasbourne neighborhood.  

Rather than constructing a new building from the ground up, they opted to purchase and repurpose an existing 70,000 sq. ft. office building instead. This required a comprehensive overhaul of the building’s infrastructure, as well as buildouts to create offices on the first and second floors of the occupied building. Klosh Group led the transformation from due diligence and purchase all the way to construction close out.

First things first: due diligence

In an adaptive reuse project of this nature, the first and most critical step is sitting down with the client and learning about their needs for the building. Our client was looking to convert existing offices into more specialized spaces for a dental suite, hearing clinic, occupational therapy, and other medical services. 

Armed with that information, we proceeded with a due diligence process that strategically focused on our client’s intended use, as well as the strict building regulations that accompany any healthcare facility. This tactical approach allowed us to minimize costs while identifying issues within the building that gave our client a more favorable position during purchase negotiations.

Creating a cutting-edge medical facility

After a thorough assessment of the structure, we identified three main areas of focus for the construction team to address:

  • Mechanical Upgrades

    The existing heating, ventilation, and air conditioning (HVAC) system was replaced with a modern, energy-efficient system capable of maintaining the precise climate control that’s crucial in medical environments. Plumbing systems were also upgraded to meet the stringent requirements of medical facilities.

  • Electrical Systems Enhancement

    The electrical infrastructure was revamped to support the increased power demands of medical equipment and ensure uninterrupted power supply for critical operations.

  • Structural Modifications

    The building’s load-bearing capacity needed to be increased to support the installation of heavy medical equipment and ensure compliance with safety standards. Accessibility features like ramps and elevators were also needed to accommodate patients with mobility challenges.  

A solution for every challenge

Once the due diligence phase was complete, we worked with the local jurisdiction to obtain a change of use permit, replat the property boundaries, and gain design approval for changes to the building’s façade. 

Our team also created a phased construction plan to minimize disruption to existing tenants within the building. And as construction got underway, we remained in constant communication with architects, engineers, and client stakeholders to address small problems before they became big ones.

Adhering to stringent healthcare regulations and building codes was also paramount. To ensure compliance, we collaborated closely with regulatory bodies and participated in regular inspections throughout every step of the construction process.
